Existing Sand/Gravel and Concrete Plant
- The current property taxes are $40,000 annually.
- The plant currently produces up to 300 truck trips in and out of the site daily.
- The land is zoned industrial and will never be preserved as open space. This is not a greenfield property.
- Property operates on individual wells for potable and industrial uses
- Property has an industrial discharge to groundwater permit for the existing operations.
Proposed Redevelopment Plan
- The redevelopment will generate approximately $1.4 million annually in property taxes, 8% of the annual taxes for the entire Township.
- This is a rendering of the proposed warehouse redevelopment. It is a two building campus totaling 698,000 square feet. The first is 128,000 square feet non-rail served. This building is 35’ high and 30’ clear height inside the building. The second is 570,000 square feet and is rail served to reduce in and out truck movements. This building is 43’5” high and 36’ clear height inside the building. Each of the two buildings have 51 truck dock positions for loading.
- There will be negligible increase in truck traffic compared to the existing facility.
